Hello everyone,

we have found a plot of land that will be divided and then each part will be built with a semi-detached house (on-site near Cologne). Now we have a first offer for a semi-detached house in solid construction. We would like to get a better feeling for how to assess the offer. We would be very happy about your help!

Here are the main key data:

      [*]Without wall and floor coverings


280,000 euros are requested for this. Added is a full basement (black tank) as a utility basement for 62,000 euros. Ancillary construction costs of 35,000 euros are planned.
We estimate the equipment listed in the scope of work description as a medium standard. Therefore, some additional costs will certainly arise here.

Is it possible to make an initial estimate on this basis?

I consider – even if others think, oh well, no problem – the idea of building a single semi-detached house to be not advisable. After all, you want to build with a basement, which is good, because the relatively biggest complication arises when the first builder wants to build without and the second builder then with a basement. Nevertheless, I consider it wise to plan together with the half-partner (which does not necessarily mean the same construction methods, and even less so the same houses). But nothing makes two halves fit better at the "seam" than coordinated planning (ideally, but not necessarily by the same architect).

Socket outlets are usually not enough.

An outdoor lighting can cost an extra few thousand euros.


Is that enough for you or electric? Also a few thousand...



Also prone to extra costs. Which design, which brand? Take a look!
Just a better shower (walk-in) or a larger tub with different fittings can mean a higher four-figure surcharge.



Beech could be stained. Some want oak... Do you like the railing?



Aren't those the cheap ones? Sound insulation...



No ventilation system?



Not even tiles?



I think you can only do that if you get a comparable offer from a similar company.

We can’t say anything. Facade, roof, insulation... all of these are cost factors.

Thank you for the feedback, 11ant. The project is being planned together with the partners and the construction method is also identical. Therefore, there should be no problems in this regard. For now, we are primarily concerned with checking whether the price is reasonable.

Price is okay, standard developer equipment. Would definitely get a second offer.
