@ Monique: well, we have been able to secure the conditions and will sign in the coming days! At the moment, doubt sometimes just creeps in, even though the whole thing feels very good! But it still remains a big step!

TEUR 293.3 to finance what? Single-family house? Land? Additional building costs? Nice to have? Equity?

: We are building a detached single-family house with approximately 155m2 of living space on a 526m2 plot.

We are financing both the house and the land with the loan amount.

Single-family house turnkey, solid construction, except for the floor coverings in the living room and bedrooms, as well as wallpapering and painting work. Technology: gas condensing boiler with layered storage tank and solar, underfloor heating throughout the entire basement and in the bathrooms. In the bedrooms, normal radiators. We are building according to Kfw 70 (without applying for funds), but we will receive improved insulation because the city of Münster requires the house to have 35% less transmission heat loss. Interior fittings will be the standard version according to the construction specification, with minimal change requests.

Costs:

House: €191,800
Land: €81,900 including all development costs
Equity capital: €26,000
Own contribution: €16,000
Additional construction costs: €30,000

What am I doing wrong, almost the same key data regarding plot size and house, only KFW 55 and the total costs of 500,000 are being exceeded

I don't think there can be any question of doing something wrong. It also varies from region to region. We awarded a contract to a construction company in the Emsland (since 45 years on the market). If we had built with a company on site, it would have been much more expensive.
