Hello everyone,
first of all, a big compliment to the community, I have already been able to close some knowledge gaps in recent weeks thanks to this forum. Now the time has come, we have reserved a plot today (there is hardly anything on the market here). The plot has many advantages (quiet, developed, flat, well connected, etc.), but it is quite narrow (18.8m) and allows only little space to the south (more precisely south-south-west, as the plot is somewhat angled). Therefore, probably not an optimal arrangement of garage (would like an oversized garage, about 4m) and house (external dimension approx. 9.75m * 9.75m). Attached is an extract of the site plan, it concerns plot 23. The map is oriented to the north. The garage should certainly be on the north boundary, but the dashed line is the building boundary (approx. 16m deep can be built, so it cannot go far to the back (otherwise the house could have been moved further north). If a 2m distance between garage and house is to be maintained (to avoid structural unity), there is hardly any distance left to the south boundary (=> 2 to 3 m). And the neighbor to the south will build directly on his north boundary, at least the garage. What do you think? Unfortunately a single garage after all? Garage around the corner on the west side of the house? House not square (but then it threatens a tube-like living-dining area)? Thanks and regards
