Area in front of the garage according to the development plan

Hello,

according to BB, 5 meters must be available in front of the garage, can I position the garage parallel to the street, with side access? (See sketch in the attachment - The building envelope extends up to 3 meters from the street) I would then leave only the 3 meters between the street and the garage on the side.

No one can really judge this by the drawing; you would have to see the development plan for that. It depends on the reason for this requirement. The 5 meters are probably set so that you do not have to wait on the street until the garage door is opened. Then the variant you have drawn could also be feasible. But without the development plan, you can't say for sure.

I think it really is to avoid having to wait on the street.

It is stated exactly as follows in the development plan:

The storage space in front of the garages and covered parking spaces must be at least 5.00 meters.

We built exactly as you plan. It works wonderfully. But plan enough space for maneuvering. We first thought that 6-7 meters in front of the garage door would be enough. It turned out to be impossible. We now have 9 meters of space. Now we can get in and out comfortably.

I'll just do a quick calculation out loud: 6 m garage + 9 m driveway = 15 m. 3 m garage width + 3 m free strip towards the street (with which you can't really do anything useful) = 6 m. 15 x 6 m = 90 sqm. You "waste" quite a few square meters here for this 1 garage.
Normally it would be: 6 x 3 m for the garage + 5 x 3 m for the driveway/storage = 33 sqm. The rest remains for garden/front yard design.
So why should this be better? No criticism, I just want to understand ;)

Because it doesn’t work. If you don’t have the 5 m in front of the garage, you have to improvise.
