approximate cost estimate for bungalow

Good evening everyone,

about a year ago we bought a plot of land and have thought a lot about what we actually want to build!

We are now totally uncertain and would appreciate experiences and opinions.

Actually, we wanted to build age-appropriate, i.e. a bungalow with about 140sqm of floor space (living/dining room, kitchen, bedroom, dressing room, children's room, utility room, guest toilet and bathroom). We also want a basement but don’t know whether partial or full. Depending on whether there are big differences in costs. In addition, a garage measuring 9x6m is planned.
We also thought of an attic conversion (hip roof) where we could accommodate two more rooms and a full bathroom. Since our families live far away, we would like to use this as a guest area!

So... that’s it for now. Can you make anything of this?

We would really like to see some numbers for our project. Of course, nothing detailed, but at least an approximate cost estimate... what we should roughly expect!
We have a certain budget and want to know if this building project even has a chance or if we have to forget about it :-(

All in approx. €300k but dependent on construction site, foundation and equipment etc. - rough estimate.

I am offering roughly 350 K EUR. So plus minus 50 K EUR.

Now seriously, how are you supposed to give a rough estimate there? That is more than rough. You will have the 3 in front.

Where - in NRW - is the construction supposed to take place? For understanding: building in Düsseldorf is more expensive than in Lippe Detmold

construction is happening in the district of Heinsberg. So very rural... If you need any further information to be able to make a statement, please feel free to ask.
I had never dealt with the topic of "construction" before and therefore unfortunately do not know exactly which details are still relevant.
