Approval exemption, notification of neighbors before construction begins?

Hello everyone,

According to the building permit exemption pursuant to §67 Bauordnung NRW, we are allowed to begin construction of our single-family house. The letter from the municipality states that I should inform my immediate neighbors before the start of construction.

Which documents would you give to the neighbor? And are the plans in DinA4 format sufficient?

I was thinking of the following documents myself:

- Notification from the municipality regarding §67 Bauordnung NRW
- Floor plan with elevations and section (DinA4)
- Non-official site plan (DinA4)
- Calculations of the degree of structural use
- Determination of setback areas according to § 6 Bauordnung NRW
- Calculation of the converted space (where the planned construction costs are also calculated on the sheet). Bin der Meinung, dass mein Nachbar das nicht wissen muss?
- Determination of the living and usable area
- Possibly cadastral map

The Energy Saving Ordinance - calculations and structural analysis are also not necessary, right?

I believe the neighbors do not need to know all of that. What should interest them is the period of the construction work, what disruptions they can expect, and that construction is taking place, nothing more?

Our immediate neighbors don't even live there yet. They will only start building after us.

I spoke with the seller of the development area the other day. He said that it is not necessary since it is a new development area.

We started the day before yesterday and a neighbor came by once. We had a short conversation and he asked how we are building. I simply showed him the plan and told him what he wanted to know.

Therefore, I now also think that I no longer have to hand it over.

I had spoken on the phone with the other neighbor before and they even have a construction company. They weren’t aware of it either. But now they know us and know that we are building.

I don’t have anything in writing from anyone yet, but as long as I stick to the development plan, the neighbor can’t do anything against it later. Even if he supposedly didn’t know about it. After all, it is a new development area.

I went to my neighbor with my building application, laid it on the table, presented the plans (floor plans, sections, site plan), and he then signed a piece of paper stating that he had no objections to the construction project.

ps... now he has suddenly come up with the idea that he wants to buy about 20 sqm of my property from me. after the building application was submitted... unfortunately for him, he's out of luck.
