Apartment sale - agent search order, still commission for the seller?

Hello everyone,

We are currently selling our condominium - without a real estate agent.
Right after posting the advertisement, of course, a flood of agents got in touch. Half of them want to be hired by me. I either declined them or directly moved them to the "unwanted folder."
The second half have a search order. Allegedly clients who don’t want to search themselves or live elsewhere and therefore have hired the agent. Well, it might be worth it to someone. But how does the commission work in this case? I thought the purchaser pays principle would apply 100% here. However, in a few phone calls, two of these agents independently told me that even if the buyer commissions the agent, the seller would have to pay half of the commission.

Personally, I find the whole thing very dubious, but in general, I don’t have a high opinion of this profession. What are your experiences with "agents with search orders," and where can I find comprehensible information about how the commission is regulated? Most sites only write about it when the seller hires the agent....

Do you want to hire a realtor or not?

My general question to you: Do you want to arrange appointments with potential buyers who then don't show up, wait forever for confirmations, put up with the hassle of price reductions, repeatedly drive to the property, then back because no one was there, sit in traffic, talk to new people again, tell everything from the beginning, and then go through it all again?

We still live in the apartment, so viewings are no problem. But as I said, this was not about with or without an agent within the framework of a seller’s mandate, but a BUYER’S MANDATE. By the way, that does not save me any viewings either ;)

I would very clearly tell them that you of course will not pay a single cent. It's exactly the situation buyers always faced before. Unwillingly paying a useless intermediary from the buyer's perspective with expensive money. But you have the free choice, I would already hang up on principle the moment the person turns out to be a broker. Having no high opinion of this 'profession' is already being too kind. During my property search, I met countless terrible brokers. Unfortunately, I can't think of a socially acceptable way to describe my feelings towards this 'industry'.

I would only deal with it if the first three interested parties turned out to be duds. Even as a private seller, you can have your creditworthiness certified.



We have already met three reasonable ones, and two of them were really exceptionally well prepared. They really do something for their money.
One even regularly posts videos of the properties for sale online.

The problem is just the pricing, the broker can better estimate what is the maximum achievable. The buyers should commission the notary themselves, then you get rid of those who are not able to pay.
