Advice for a semi-detached house

Hello everyone,

we need some advice regarding a potential semi-detached house. Here are the facts first:

Plot size 252 m2, unfortunately very expensive at 450 Euro / m2, therefore not very large :)
max. building size: 6.5 m x 12 m

Current offer from a regional provider:
Semi-detached house with 6.5 x 10 m, 45 degree roof pitch
- Partial basement (30 m2)
- Ground floor with shower in guest WC, open kitchen, dining-living area (net 47 m2)
- Upper floor with large bathroom (12 m2), 2 rooms (net 46.5 m2)
- Attic (keel beam position) as living space with net 20 m2
- Heating/technology air heat pump with recovery, ventilation system

Around 267,000 including construction incidental costs (except connections: electricity, water, telecom), bathroom WC tiled, "extras" except electrics already included (e.g., some floor-to-ceiling windows, 2 dormers 1x 2m, 1x3m with floor-to-ceiling windows)

Our budget including own work and equity 430,000 Euro including everything outdoor facilities, carport, floor coverings, painting, kitchen

Now the questions:

Desired living area: 130-140 m2
(currently 3-person household, possibly 4 in the future)

The house seems small on paper to us (of course, we didn't expect a palace ;))

How do you assess the house price?
Is it sensible, given the budget, to forego the basement or attic in favor of lengthening the house to 11m in order to generate more living space?
What would you advise? Are there suggestions for more efficient planning, savings potential?

Hi,

right, because (if we do the math):

that is just over 90 m2 of living space (without the attic, with that 110, both plus the basement as storage)

But you would like:

that doesn’t add up.

Especially for 4 people – are the parents supposed to sleep when two children are there? Or should the children share one room???

If I already know that at the start of planning, I plan more rooms or also somewhat more generously – the whole thing already sounds quite intense (especially with the extremely expensive plot) – does it have to be there, or would it possibly be somewhat cheaper again?

Thank you for the quick response. Originally, there was 1 children's room on the upper floor and one children's room in the attic. Unfortunately, the location of the plot is perfect for us. In the wider area, the plot prices decrease to 250 euros/m2, but unfortunately, the mobility does as well. A second vehicle is necessary, along with maintenance and fuel costs. If it cannot be avoided, then of course we have to consider it. Are both the house price and the plot price too high, or is the house price more realistic?

Oh, I almost forgot. The basement counts as 16 m2 of living space and can be used as living area.

We also have 6.50 by 10.30 meters and come to just under 140 sqm with a finished attic and a 38-degree gable roof. We have a 3 sqm bay window on the ground floor, but your house should be big enough! On the first floor we have 3 children's rooms of 13 sqm each and a small bathroom of 8 sqm. If the location is right, go for it!
