Additional costs for a turnkey house of 48% - realistic?

Hello building experts,

I have already spent hours browsing catalogs and trying to think about the additional costs for a turnkey house. Let’s stick to the concrete example: the plot is already owned and developed!

House: €109,900
extra insulation: €3,300
solar package: €4,300
ventilation package: €7,500
--------> house costs: €125,000 for 140 sqm house

plus:
chimney approx. €4,000
exterior roller shutters: €5,000
possibly further special equipment €10,000
kitchen: €8,000
house connections: €7,000
fees (building application / construction and soil survey): €5,000
miscellaneous / backup: €10,000
paint / wallpaper: €2,000 (in own work)
floor coverings: €3,000 (in own work)
financing costs: €3,000
additional earthworks: €3,000
construction electricity: €1,000
insurance and co: €200?
additional costs -------> €61,200

total turnkey effort without exterior facilities: €186,000

1. Is that realistic and feasible? What have I forgotten?
2. Did I understand it correctly? Would the house then be KfW 70?

Hey, wait for Bauexperte's answer. But I can tell you for sure that 140sqm living space for €186k definitely does not work. And certainly not including additional costs. Here, a value of 1500-1600/sqm is often given as realistic. And you see that even without additional costs it won’t work. From the feeling, and I am by no means an expert, you are looking at around €210,000 for the house without additional costs and without floors/painting. Plus the typical additional costs of €35-40k. Then add special requests for outdoor facilities, reserves, etc. Calculate around €280-300k. Bauexperte will surely give you suitable information. The whole thing can be reduced somewhat by doing your own work. But not massively. As an example. We calculate for 116sqm living space with a total expenditure of €270-280k. Of that, €60k is land. But we do earthworks, plastering, floors/painting, paving, garden, carport, etc. completely by ourselves.

This is an offer along the lines of... new 911 Porsche from 12,000 €. If you then inquire, you find out that the tires are not included, and unfortunately they cost 40,000. Without tires, the dealer will not sell to you.
There is certainly still a lot missing from the 186,000. Possibly the floor panel? Sounds like far too little anyway.

@Crogxil: Catalog is a start, but I'll wait for the concrete offer. It's similar to kitchens, catalog prices look great at first, but are never actually achieved.

thank you very much for the info and feedback. Somehow, I am missing the reference to the services in your numbers. What other costs are supposed to be? Examples would be nice. There are numbers floating around without any counterpart. Somehow, you also don’t find a real calculation.

I have read through the construction description. The house is turnkey including the base slab. Of course, everything is standard, nothing special. But in the house, everything should be finished except for painting/floor coverings. That is why there are almost 20,000 for the few extras. Outside, I have calculated 3,000 euros for the additional earth excavation. The price is only calculated up to 30 cm in the catalog.

I have already listed the other additional costs. Are the costs set too low? Correction on the sqm. The house has only 123.22 sqm. That makes about 1,500 euros per sqm.

The developer also offers new build existing properties. These houses are already built. Example:

If I subtract the plot price of approx. 37,000 euros and the development costs here, there may remain 132,000 for the house -> that is about 1,200 per sqm

Addendum: I found a construction diary with the developer on the Internet. A city villa with 138 sqm was built in 2011. The base price was 114,900 euros. In the end, the construction with extras cost about 162,000 euros. Link available gladly as PM
