Hello everyone,
my name is Michael and I live in beautiful South Baden!
And I have a request for you right away.
A few years ago we acquired an old residential house with an outbuilding.
We have largely gutted the residential house ourselves; it dates from 1748.
We really tore everything out including basic plaster, ceiling coverings, floors, walls, etc., so we are not inexperienced.
Now we would like to add two stories to our outbuilding.
We can leave the building permit aside and the architect is also coming this October.
But I would like to calculate some costs already.
Therefore, your opinion on this!
The outbuilding is directly attached to our residential house and to the neighbor on the other side but with its own gable wall.
It is about 9m long and 8m wide, the ground floor is made of rubble stone without a basement with walls about 80cm thick.
On the ground floor is an old oak roof truss that has to be removed and a wooden beam ceiling.
The outbuilding is significantly lower than our residential house and the extension would raise it to the height of the residential house.
On the ground floor is my wife's shop, above it is currently just storage.
We imagine: two floors on top and a new roof truss.
There will only be two large rooms with about 50sqm per room.
Heating should be by individual wood stoves, the chimney exists and is good.
We will need sanitary, kitchen, or heating installations.
The roof truss will have no dormers or similar.
I think the new exterior walls will be prefabricated in timber frame and two new wooden beam ceilings will be installed along with stairs for the floors.
We will do floors and plaster ourselves; for electrical work and windows we have family.
What do you think will this cost???
