Hello everyone,

our shell construction is now almost finished, only the roof is still missing. Already during the planning phase, I was dissatisfied with our entrance area. It is too narrow for me and the staircase is located right next to the front door, which made me worry that all the dirt from outside would end up in front of the stairs (especially in winter). It should also be mentioned that we have two small children. Unfortunately, it was not possible to solve this differently during the planning phase because otherwise one of the other rooms would have become too small. We then accepted the compromise with the small hallway/entrance area. Enlarging it or planning an additional vestibule was not an option for us at that time because we were concerned it would blow our budget. Since we are building with an architect, of course you can never say exactly how much it will cost in the end. But you hear everywhere that it always ends up costing more than planned.

Now the situation is that until now we have been below the architect's previous estimates for almost all trades. Now we are, of course, very annoyed that we did not plan the vestibule after all. We are now considering adding a vestibule retrospectively since the shell is almost finished. My husband wants to call the architect in the next few days. My question now is whether anyone has done something like this before, whether it would be a big problem, or if someone can estimate how high the costs for this would be? The vestibule would be only about 6 sqm in size.

There have always been vestibules added later since time immemorial. What is unusual here is only that this is supposed to happen not years after a finished house, but still during the shell construction. In any case, unlike a simple canopy, a supplementary application to the building permit would be necessary here. If the vestibule is only to be built on (not part of the thermal envelope, etc.), the effort is minimal. Since there is no floor plan, no site plan (regarding the position on the plot, building boundaries, etc.), and no elevations of your house in your thread history, further qualified statements are hardly possible. And what my predecessor means to say: with the completion of the shell, the battle to adhere to the overall budget is by no means decided.

Yep, the timing of your considerations seems strange. Or are you among those who have already chosen EVERYTHING / awarded the contracts and therefore no longer have to expect any price changes?

We already have the screed in, but still have some trades / design questions not finally decided / commissioned. The painter (already at work) will have a bill somewhat higher than initially thought. With the plasterers we also "spontaneously" increased the scope of work during the construction phase. And with the tiles, now a bit more mosaic is up for discussion than originally planned (for a mere €400 / sqm - sad...).

But that is already somewhat more developed than the raw construction you mentioned, which is almost finished. The statement from deliverer is justified.

For an extension, a new building permit is generally required. Of course, this involves a building application, drawings, etc.
Then the roof probably also has to be adjusted?

In that respect...

For the shell construction, it is more likely a modification; a correction and the corresponding addendum should suffice.


Windbreaks are generally not multi-story.
