How much did you state as your own contribution in the financing?

Take the sheet to your architect; he can help you break down the planned items a bit. Then he can put a stamp on it and that's that.

The bank is only interested in the muscle mortgage you have accounted for as "equity" in the financing.

Not in all the own contributions or assistance planned from your perspective.

Probably none of you will help any craftsman by pitching in. That would be equivalent to helping a baker put mortadella on a bread roll behind the counter when buying it (because you want to save money).

It is more likely that trades will be taken out as a service package that the bank includes as a muscle mortgage, i.e., equity, in the loan. Better for you.

Remember that construction helpers must be insured.

Why not? I know some electricians who, for example, helped with chasing and setting boxes.

But it always depends on the craftsmen. You can't force them.

A house construction consists of trades. Civil engineering. So foundations, slabs, basements, piping, connections. Own contribution? Structural work. So masonry, plaster, screed. Own contribution? Carpentry, so roof truss, doors, window frames, drywall ceilings. Own contribution? Roof. So roofing. Own contribution? Electrical. So sockets, cables, solar, if photovoltaic, light outlets, switches, telecommunications, satellite systems. Own contribution? Plumbing and heating. So gutters, drainpipes, solar thermal, building technology, heating systems... Own contribution? Bathroom and sanitary, so ceramics, showers, tiles and tiles. Own contribution? Painting, wallpapering, floor coverings, filling. Own contribution? Built-in furniture, especially kitchens. Own contribution? Self-assembly? Garden and landscaping, so paths, terraces, embankments, paving, lawn, fence etc. Own contribution? Systematized like this, it may be easier for you to enter what you want or can do yourself and what not. There are certainly a number of DIYers who can manage bathroom, sanitary and tiles themselves, but few who can handle civil engineering or roof themselves.

On the one hand, there are services where being able to do and sign off that it was done correctly are not the same thing, for example, I think of electricity and gas. On the other hand, there are things where even small mistakes are annoyingly obvious forever. So, even if I had already tiled the walls in the guest bathroom quite neatly myself, I would rather leave the floor tiles in the living room to the professional. On the other hand, there are thirdly things where you can apply such craftsmanship skills that you have actually acquired in other areas, for example parts of drywall construction. I would divide some trades: chasing and pulling cables myself, setting boxes and switches and connecting to the distribution board then by the master company. Of the financial volume of the trades done by oneself, I would count at least 20% in the category "realized in the course that it is better done by the professional." The alternative is to have it in your mind forever: the bungler who did it so crookedly was myself.

Be sure to also think about insurance coverage. We were contacted by the Berufsgenossenschaft a few days ago and asked for information in this regard. We have given everything to the architect since no personal contribution is being made anyway. (Zeit mit Kind ist uns hier sehr wichtig)
