220 m² for a semi-detached house? Enough space

Hello everyone,

I can acquire a plot of land with a size of 220 square meters.
I am attaching the site plan here.
A pitched roof is also specified.
A two-story building is desired.

I am really seriously considering whether this is not even extremely small for urban conditions?

I do not need a 20-meter deep garden or a large terrace now.
But I am such an absolute layman regarding building and buying, so I would appreciate any imaginable response.

I would say a 105m2 house (2 stories) with a 3m garden and possibly a small garage should fit. I saw something similar recently. But that house had a 315m2 plot and a slightly deeper garden.

How about parking spaces?

Look at a house of that size and ask yourself if it’s enough for you. It will be somewhere around 120 sqm

The same goes for the garden
Is 3 flower boxes and a dining area enough for you

For me, it would be too small.

We are building an end terraced house, basically a semi-detached house, on 215 sqm. The floor area is 6.84 x 10m and with 2.5 floors we get 140 sqm. So everything works out perfectly. You just have to consider that you still need two parking spaces. You can then place them next to the house or two beside it. If there are enough public parking spaces in the area, I would plan two parking spaces one behind the other next to the house, so that you don’t have to move the house too far back to still have enough garden.

Next to our house the property is about 240 sqm. I personally think that's enough. There is a terrace and a small garden. For playing soccer or the built-in pool it is probably a bit tight, but unnecessary spending on lawn area is also not really necessary.

Yo, it's best to look at similar developed properties. For me, it would be too small because the garden always feels cramped, and as soon as there's something for the kids in there, it immediately looks completely cluttered. The only thing that helps is to get your own impression.
