2 narrow single-family houses vs. duplex - are there other options???

I have, initially without any ideas, attempted a synopsis of the images:

1461 is a street (Sattlerweg) with a cul-de-sac. If detached houses are absolutely necessary, I would inquire with the city whether access via this street would be possible. House number 12 also has access to its garage via the dead-end street "Töpferweg". Then divide the plots into a west and an east plot. The building boundaries remain, but given the development of house numbers 10 and 20, there might possibly be a chance for an exception here, which should also be asked at the city. On Google Earth, it also looks rather like infill development was allowed in this area for newer houses. Personally, I would find a staggered semi-detached house more attractive. This leaves a nice long garden facing west - southwest and no one who can look directly into the windows.

Thank you very much for your response. We had already asked the city in advance if your proposal would be possible — but they immediately rejected it. As I interpret the answers, a DH seems to be the only sensible solution after all.... Merry Christmas!

A glimmer of hope could be that the property is located on the edge of a boundary area. It might be worthwhile to study the planning objectives of the neighboring areas: at the edge / corner to another area, I see better chances of applying for an exemption towards the standards there.
