As soon as heirs are involved, it is usually auctioned off in a bidding process. Relationships usually no longer play a role... In the Hamburg metropolitan area, the prices per m2 are already between 700-1000 € per m2. However, nothing has been renovated yet, fees paid, etc... As noted in the instructions, the figures are also not complete.

We recently had a conversation at Interhyp. ING, for example, has apparently tightened its requirements due to Corona. We also have 5k net and the lady said that currently ING would finance us between 350-400k.

It would be like with us. However, we have 6k € net in pandemic/crisis-proof jobs. We need about 450k€.

Simply start putting aside a good amount already, the potential is there. When the time comes, the starting situation will be better than it is today. And if it doesn’t work out, there will at least be a cushion for something else. The conditions under which the plots will be available and when are completely uncertain.
