12 sqm more sun garden or no risk during heavy rain?

Would not want to give up the 12m² either but would rather find a solution for the drainage. What about the neighboring properties? Are there suspicious ditches in front of the driveways?

Hello kaho 674, almost all the others have the entrance on the side and are up to 1m or more below the street level. Many houses seem to have been taken over by a developer with a standard side entrance. The development plan only allows a finished floor level of 200.11 m for our house. The street is at its lowest point 200.31 m. Since the house facing the street is 8 m long, water could in principle flow from the street towards the house over this length without further measures. The distance between the house and the street is 5 m. To the right and left of the house, the water would then run down the property due to the slope.

The plot is, as shown in the elevation plan, approximately 640 sqm in size and elongated. The building area occupies about half of the plot. There is a garden behind the house and, viewed from the street side, there is also a garden to the left of the house. About 12 sqm would be lost from this garden if the house were shifted to the left due to the side entrance. The morning sun shines primarily on the garden to the left of the house, which we would like to "take advantage of".

YPG, I have not answered your question sufficiently yet. If the house is not shifted to the left, there are still about 5.40 m to the property boundary on the left side along the house length of 11 m. If the house were shifted 1.20 m to the left, there would be 4.20 m left to the property boundary on the left side along the house length of 11 m. So approximately 13 sqm less; previously I wrote 12 sqm, which is not quite correct since 11 times 1.20 m equals 13.20 sqm. The size of the garden behind the house naturally remains unaffected by the shifting.
