10.5 m long garage as boundary construction

Hello everyone,
I want to build a 10.5 m long garage as a boundary building. However, the development plan stipulates that the max. length of a garage as a boundary building is 9 m and all boundaries on the property may be max. 15 m.
I want to accommodate 2 cars, but my building window is max. 3 m wide.
My question: Is it possible to place 2 standard garages 5 cm apart one behind the other (without a wall and gate)? This would mean the length of 9 m per garage is significantly undercut as well as the total length of 15 m.

Which federal state? The 9m usually apply per side, such tricks will have no effect. Either find another solution or accept illegal construction in coordination with neighbors and the later forced demolition as a risk.

Hi, it would work via a building encumbrance with the neighbor.

We are building an 11m long garage on the boundary in SH and the architect has prepared a document where the neighbors have signed and the [bearbeiteten] said she will check if that is enough for you, otherwise we would probably have to do a building encumbrance or something like that.

The length limits come from the state building code. If your development plan additionally contains regulations regarding the garage, you have to solve two problems at once, one related to building regulations (solution: neighbor's consent / building encumbrance) and one related to planning law (solution: exemption application). Show a site plan with the construction project and development plan. No, unless the above-mentioned solutions apply. Per garage yes, but not per neighboring boundary, since the total length of the boundary structure counts. Literally (§6, para. 8, sentence 2, Building Code NRW): Die Gesamtlänge der Bebauung nach Satz 1 Nummer 1 und 2 darf je Nachbargrenze 9 m und auf einem Grundstück zu allen Nachbargrenzen insgesamt 15 m nicht überschreiten.
