Dear construction-experienced people
I am about to submit a building application – and before it is too late, I would like to have your opinion and, if applicable, suggestions for improvement.
Below are the usual questions answered. Nevertheless, some special notes in text form:
• The house stands on a dyke. The garden lies lower, facing SW.
• Towards the street, NE, should be the kitchen, bathroom, and entrance. From here, a view of the foredyke area and the river.
• Tight urban development, the neighbors are all two stories with a roof.
Development plan/restrictions:
Two stories, actually closed BW planned, but exceptions are possible and basically already approved. Development on the left property boundary. No windows possible here.
Size of the plot:
800 sqm, long and narrow. The garden lies about one story lower than the house footprint.
Slope:
Yes, respectively dyke. Towards the garden, it drops about one story height.
Building window, building line and boundary:
I am allowed to build slightly set back, just as the (still) existing house is positioned now. Already approved.
Requirements of the building officer:
Must demolish the existing house and pay for the pile foundation – therefore the rest must be as inexpensive as possible.
Style, roof shape, building type:
Would like the gable to face the street because this allows more windows.
The beautiful river view will only be possible from the 1st floor since the dyke will be raised further in the coming years. However, in summer, tree canopies block the view upstairs.

If the money suffices, a partial basement in the garden, which is lower.
[B][B]Number of persons, age[/B]:[/B]
One or two, over 50 years old.
Optional rental should be possible.
[B]Space requirements on the ground floor and upper floor:[/B]
Ground floor: kitchen, bathroom, and enough space to potentially live on one level downstairs.
[B]Architecture:[/B]
As bright as possible.
[B]Balcony, roof terrace:[/B]
Roof terrace possibly on the partial basement, if there is one.
[B]House design:[/B]
Comes from my architect, who tries to plan cost-effectively in my interest.

• Walls above each other. (Apparently saves money)
• Kitchen with view of street and river,
• Living room on the upper floor, with both SW view into the garden and NE view of the river and trees.

[*]A lot of effort for preparation (pile foundation), therefore only a small budget. I would be grateful for ideas on where I might still save money as well as hints on potential nuisance spots.
[*]The house is intended for one, maximum two persons. Upstairs, optional rental should be possible!
