1, 1.5 or 2 stories?

Hello,

we are currently in the first planning phase and now the first problem arises. What is the price difference between 1 1/2 floors and 2 floors? Basically, it is about the fact that we have already found a house that would suit us somewhat. It is a solid house and has a basement + ground floor + attic (140sqm living space). The price would be around 200,000 Eur. If the price difference to a full first floor (+ flatter roof) is not too big, we would like to build two stories. (permission-wise this is possible)
Can one roughly say what it would cost more???

Aside from the fact that, according to building law, there are only one or two stories (know-it-all mode) ...

this question cannot easily be answered, as among other things the information about the knee wall/saltbox wall is missing. The mentioned price for the single-story building with 50-80 cm knee wall seems realistic to me - are you sure you are really allowed to build two stories, or is only the theoretical two-story meant?

Please have your provider submit an offer tailored to the possibilities of the development plan and then ask again here; sometimes raising the knee wall helps enormously and this usually does not cost a fortune compared to the total volume.

First of all, thank you for the quick response.

The knee wall height is 50cm. Yes, a two-story building is definitely possible and permitted.

Knee wall height of 50cm is, in my opinion, nothing!

The additional costs depend on:
- which wall construction
- perimeter measurement of the house
- what equipment the roof should have before and, of course, its angle

Basically, there are many, many more

Roughly speaking, I would say 20%
