Which zoning program allows the plot?

Hello all-knowing forum,

a realistic space program is being sought for the yellow-marked property area.

    [*]The existing house can be demolished.
    [*]Parts of the rear building are more than 50 meters from the street, therefore a 3.5-meter-wide fire department access lane probably needs to be ensured.
    [*]The architecturally valuable south side is built up on the western part of the property.
    [*]The average plot width is 15 meters, consequently the maximum house width is 8 - 8.5 m.
    [*]The 50-year-old rear building is family-owned.
    [*]There is no development plan.
    [*]Specifications from the city building authority: eaves height max. 6 meters (with 3 m distance to the neighbor) / roof pitch max. 45 degrees / residential development.


How can the property be reasonably used from a construction perspective?

Where do the aerial photographs come from? The removal of the name of the rights holder alone does not entitle further use!

Hello,

apple® does not exactly make its products available license-free; so no. In this case as well, copyright is violated and unfortunately I have to delete the attachments.

There are services on the web that can be used without restrictions; also regarding map material. Please remember that next time and indicate from which service the maps are ;)

The property is to be built approximately according to the building outline shown in the ordered site plan, with the garages facing the street, as far as the still optimizable rough concept.

Due to the narrow building shape, the house entrance will be opposite the living room; regarding the assignment of the cardinal directions, I ask for opinions:


    [*]House entrance near the garages, i.e., on the west side ➜ short path to the house ➜ living room faces east.

vs.

    [*]House entrance oriented towards the rear building, i.e., on the east side ➜ house must be passed before entering ➜ living room faces west.


In both cases, the living room retains an additional south-southeast window front.

House entrance west or east side – which option is to be preferred ?

The question is: which room program is ever to be accommodated on the ground floor or upper floor. If you are building for 2 people and like an open house, you can spread out to the southeast and southwest. With a bedroom/office on the ground floor and 3 children's rooms on the upper floor, you are more limited. I would place the entrance in the front area near the garages; between the garage and the entrance, a covered walkway could connect the buildings, creating a protected seating area there as well. But as I already say: everything depends on your or your individual room program.
