Which type of construction suits us well?

Hello dear forum,
For a long time, we have been troubled by the question of which construction method is sensible for our building project. Maybe the experts and builders here have good tips for us. In advance please: Only verifiable facts for discussion and no old wisdom, thanks!
Now to our desired project:
- Energy-saving house, with photovoltaic including buffer storage
- Own work on all electrical work and interior finishing (except sanitary)
- Basement should be avoided (rocky soil, avoid costs)
- Heating air heat pump with water storage
- Living space size 140-180sqm single-family house
- Snow load zone 2
- Building style should be modern, open and with large window fronts
- Capital comprises about 300,000-400,000€
Is brick construction still worthwhile for a modern house or does one save time and a lot of money by planning a prefab house?

What is brick construction supposed to "bring," what does it have to do with today’s times, in what way would "brick" be related to or connected with "prefabricated," and what do "time and money" have to do with it when it’s not about "old clichés" (this can only mean the myth of the solid stone house and the quick and more cost-secure prefabricated house, right)?

“Energy saving” combined with "open and with large window fronts" only works if the house faces south on all sides (doesn’t work, you’ll realize that yourself). Besides, the plot of land—which is not described here—is one of the strongest stakeholders in what is possible and what is not.

You are asking about solid construction or timber frame construction.

Nowadays, it basically doesn't matter which type you build with, as they are equivalent.
Energy-wise, the Energy Saving Ordinance applies. You can build with either alternative.
Personally, I stick to the idea that prefabricated construction is about 10% more expensive for a single-family house, but you are more flexible in the floor plan design (no load-bearing walls, only load-bearing columns and beams).
In terms of construction time, they are also equal.

Build with whoever gives you the best feeling of getting good value for your money that you actually want.


And yes... laugh... that sentence belongs to the old clichés. The word “energy-saving house” no longer exists either.

Perhaps the sentence about saving money and time was a bit misleading. What was meant is that with the shorter construction time, we save about a five-figure sum in rent. Recently, at the model home park, I had a very pleasant conversation with a dipl.ING. for some kind of building materials. The nice gentleman explained a few facts that shook my initially good feeling about solid construction. It was about the better insulation factor with the same or lower wall thickness and the more precise manufacturing of wall elements by an industrial plant compared to a shell construction built on an outdoor construction site. The question arises for me: If weather resistance, aging resistance, insulation capability, and quality in a prefab house are greater than or equal to those of a solid house... why is so much solid construction still being done? If money is the only factor, my question is already answered. Otherwise, enlighten me. Ps: The plot is already paid for. Pps: Maybe I mixed this up a bit; I want to compare prefab house construction with solid house construction, and it was suggested to us that the shell of a prefab house is standing within up to 4 days, which saves 6-10 months compared to a solid house?

that is correct if you start counting time from the delivery date. However, the house parts also need to be manufactured. Have you ever ordered a new car equipped according to your needs? And a foundation slab is not created in one day either.

In the model home park – of course. That’s where the salespeople sit. The planning offices are located centrally, usually far away from the construction site. Communication can sometimes stall there.
So read contracts carefully. Blanket answers regarding construction time are not possible. The local builder is often faster than a prefab house provider.

There was the advertising drum beating again. It is true that for timber frame houses the house stands in 4 days (quite a long time, most need 2) but it takes months until the walls are produced. Here in the region there are many timber frame companies. From what one hears, most take about 12 months until the assembly date. Time savings in the shell construction are negligible. Whether the solid builder starts after 10 months or the prefab house company after 12 months. Interior work takes just as long, at most the timber frame builder finishes a bit earlier. Wall thickness will be about the same. Don’t commit to one type of construction. Do you have a sloping plot? What energy standard do you want? Your budget will be tight. You need someone who schedules your house quickly. Someone who allows your own contribution. Someone who calculates the value of your own work realistically. Someone who understands you. Someone who acts on equal terms. You are probably better off with a small regional company, regardless of stone, timber frame, solid wood.
