Which plots are the best in this building area (with plan)?

Good day,

a new residential area is to be developed near us. The plan for the plots has now been published and we are unsure which plots are best suited. Below are a few facts:

    [*]We have already visited the current field multiple times, which is to be developed as a residential area, to observe the sun’s course. The residential area is surrounded to the east, south, and north by tall trees, which will also be preserved. This means there is always shade on the plots directly adjacent to the trees, depending on the sun’s path. In other words, the plots at the edge of the residential area are shaded depending on the time of day. Plots 8, 7, 3, 1 are completely shaded from 3 p.m. onwards.
    [*]The main road of the village runs to the north. To the south, a footpath and a row of tall trees separate the field from the developed plots behind it.
    [*]Footpaths marked in orange/white hatching may not be used by motor vehicles.
    [*]Building plots 30, 31, 32 will have apartment buildings (4 units) with a maximum gable height of 12 meters.
    [*]The second construction phase shown in the plan will be developed later with terraced houses and is not relevant for us.
    [*]The kindergarten of the village is located in the southeast.

Which plots would you prefer?

- How binding are the indicated building placements and ridge orientations?
- Are these all deciduous trees or are there also evergreens?
- How strong is the shade on the southern row in summer?
- What is your attitude towards footpaths that run directly past the property? How heavily are these frequented?

The placement and ridge orientation are binding. Only gable roofs are permitted.

Both. In other words, there would be work with leaf removal in autumn and moss in the garden, as little sun reaches the properties.



Depending on the time of year, a possible garden would be completely in the shade or at least partially shaded during the day. See also the live image. In my opinion, it seems to have been taken by Google’s satellite around noon.




The footpaths are mainly used by children or families who go by bike/walk to the kindergarten or local school. Basically, we do not consider this a problem.

In this case, I am more concerned about the light. Deciduous trees let through relatively much light in winter, but shade well in summer. With evergreens, you have shade all year round, and especially in winter due to the low sun. If the properties are heavily shaded in winter, I would rather go to the second row and choose 19, 25, or 15 there.

Aha. Two obviously differently regulated areas, but no knödel lines. I read this as a strengthening indication that the drawing is more likely an excerpt from an exposé than from a development plan. Such a plan would also include building envelopes, by the way. The official development plan (including textual regulations) and its justification would be helpful documents of significantly more conclusive informative value. As it stands, I can't even say "42" in this case :-(

Would that be a problem for you? Do you have children yourselves or are you retired?

Personally, I would choose 20 or 21. That would make me happy. Also regarding the roof orientation for solar energy generation. Perfect integration between other properties and a nice orientation of the main garden.

By the way, this is not a plan from a development plan or site plan – I agree completely with .
However, I would be surprised if the development plan contained any major negative surprises.
