Which insurances should be taken out for the construction period and where?

Good morning everyone,

we would like to insure the new building as sensibly as possible. What insurances would you recommend and especially does anyone have tips for good providers? Or where should one specifically look for rates and providers? We had planned the following insurances:

- Construction insurance (contractors' all-risk insurance)
- Liability insurance
- Accident insurance (construction helpers)
- possibly also shell fire insurance

With our bank, that had to be done, so mentally erase the "possibly." ;)

Our bank wanted to broker insurances, but through the common comparison portals (Check24, etc.) it was significantly cheaper with better coverage.
There you can also easily compare the different insurances as a layperson.

Points 2 & 3 are often combined under the name Bauhaftpflicht. I will definitely take it out next year. I am still considering point 1. It probably depends on how you build - either on a time and material basis or through a general contractor. I hadn’t even thought about a [Rohbaufeuerversicherung]. That is really a good question.

No, we do not have to take out a shell fire insurance. There are no requirements from the bank. We are building with individual contracts through architects.

There are fire shell construction insurances that automatically convert into a building insurance once the house is finished. There is also builder's legal protection insurance, but with pitfalls. There is also a thread about this here:

Please make sure that the builders’ risk insurance also offers you a "follow-up liability period." This was only provided to us upon request. We are building a prefabricated house and are obliged to have it according to the terms and conditions. Fortunately, the note about the "follow-up liability period" was in these terms and conditions, otherwise, we would not have known about it. It does not cost much compared to insurance "without follow-up liability," but it seems to be helpful.

So far, we have decided on the following insurances:
- Builders’ risk insurance with one year of follow-up liability period (more follow-up liability period does not seem to be possible)
- Builders’ liability insurance
- Raw building fire insurance converts into residential building insurance

We have waived builders’ legal protection insurance because the coverage restrictions seemed too extensive to us in relation to the premium. I am not quite sure if that was the right decision. I would be interested in other forum members’ opinions on this.

We have also waived the construction helper insurance because we moved to another region and have no access to construction helpers there. If that changes, we will take out construction helper insurance.

We closed house and land liability insurance at the same time as purchasing the land last year. We can cancel it after the construction is completed.

Construction completion insurance seemed too expensive to us and makes no sense with our provider.
