The builder's all-risk insurance is intended to protect the construction project against unforeseen damages to insured construction services. These unforeseeable damages can, for example, result from weather conditions or vandalism. These causes of damage should be covered by the builder's all-risk insurance. Most of the time, the builder's all-risk insurance is applied for simultaneously with the shell fire insurance as part of the residential building insurance. The construction project must be a new build.
With the builder's all-risk insurance, the insurers offer private builders a type of full comprehensive protection, because during the construction phase, the not yet completed residential building is insured against various unforeseen events. A liability insurance for the builder should also be taken out. This includes force majeure, vandalism, theft, and unusual weather events in the builder's all-risk insurance. The insurance period in the builder's all-risk insurance usually extends until the building is ready to be occupied, but at most 18 to 24 months.
Of course, a building sum must also be insured, up to which the compensation in case of damage will be paid. This can be up to 500,000 euros. But the builder's all-risk insurance has its limits. The builder's all-risk insurance does not pay compensation for improperly executed work. No compensation will be paid for defects in the insured construction services, in short, botched work. Insurance coverage will not be provided for construction defects. In case of botched work, the contractor is liable to the builder for the defect incurred.
Furthermore, theft of permanently attached components is insured. An already installed radiator is insured, whereas radiators not yet installed are not insured.
