Which consultants and analyses are appropriate during the construction phase?

Good evening,

please forgive me if this topic has already been answered.
It can then be closed and I would ask for a link to the corresponding topic.

Regarding our concern.

We can purchase a nearly 1000 sqm plot and a prefabricated house from the developer.
The construction will take place north of Potsdam.

The plot is currently overgrown with trees and shrubs. Completely so.
Furthermore, there is a shed on the plot.
Around the offered plot there are already single-family houses and bungalows.
Some of them were completed only a few months ago.

If relevant. The plot is 30 meters wide and 33 meters deep.

Now we have some questions.

We would like to know how good the building ground is. (Does this even make sense given the initial conditions?)
Who conducts these surveys and when should they be carried out?
Does this person take care of only the building ground or also other things?

We would like to have a well drilled/built.
Who would we have to hire for this and are there also recommendations on when and how this should be done?

We were informed that with relatively old tree stock it is advisable to cut them all down because the root system can damage water pipes and similar things over the years.
Therefore the question.
Are all trees on the site allowed/can be felled regardless of when and how?
Or must another person/authority be consulted for this?

During the construction phase errors can occur by the workers.
Who do we have to hire so that he supervises during the construction phase that everything proceeds according to our wishes and documents any defects or ensures that these are fixed?

We will be building soon in the south of Potsdam (Fichtenwalde). We are working with Bauherrenhilfe. We have only heard positive things from other builders. And the price of 1% of the house price for 13 appointments is great.

If you buy from the developer, clearing, soil investigation, builder's liability insurance, and so on are their responsibility. Wells are typically protected as existing structures, but newly establishing them is almost hopeless. The county is usually responsible for granting a permit.

As Developer house -> builder of the developer. You buy. And everything concerning the house and land before handover is not your concern or interest. Nor your duty. Quite simple.

The builder has to deal with the building ground. If you have concerns about soil contamination, ask the "original inhabitants" what used to be there. The well is not an exclusion criterion, right? So irrelevant before purchasing the property. The pipes do not run across the entire property, cutting everything down would be exaggerated if you want to keep a few trees. That is a question of the municipal statutes. The builder takes care of it. The recommendation of the building owners' assistance keeps coming up and many were very satisfied with it. If you are otherwise unsure: go for it. It's not necessarily required.

For the well, you should check how deep the usable groundwater is. In Fichtenwalde, you have to drill at least 100m deep. And it's not worth it. Besides, Fichtenwalde is a water protection area.

For trees, you always need an application. Sometimes it's unproblematic, sometimes, as in Fichtenwalde, rather complicated, because there is a local tree protection ordinance.
