Which building plot; opinions sought

Hello everyone,

we have the choice between two plots and would like to hear some external opinions.
We were assigned plot 133 by lot, but now plot 140 has also become available. Both plots are almost square.

In terms of location, plot 140 looks better at first glance; the only disadvantage I currently see is that it has a street on two sides.
Plot 133 has a garage complex with graffiti at the back. The garage association does not want greenery on the wall, but painting over it would be okay.
There is no development plan, so §34 applies generally. The market value is around €75/sqm.
A final official site plan with elevations is not yet available because the development work is not completely finished.
The terrain is "slightly" sloping. Plots 143/137 are at the highest point and 138/132 at the lowest.

What is your personal opinion and why?

I will create a thread about the floor plan and everything else in due course.

Bungalow 120-130sqm
Two people, no children
Federal state: Brandenburg

140: double fees for street cleaning etc., possibly more traffic on two streets/access roads, property visible from two sides
133: possibly quieter location (depends on how much noise comes from the garage yard), nice property boundary due to garage wall (hedge in front and everything is nice)

I would choose 140 because I would prefer to be a bit away from the garage yard. Plus two access options to the property.

Doesn't help you, but sometimes I do get a bit jealous when I read about plots over 700sqm and costs under 100€/sqm...

How exactly is the street positioned to the south? Right next to the property? If there is still a green strip left, you wouldn't be direct neighbors and it would also visually expand the property. Then driveway in the north and the garden can be placed in the south. There would be space for a tall and dense hedge.

Edith: pay attention to the note from and clarify beforehand. Being a neighbor to both streets, having to clear both sides, etc. is definitely a no-go!

Regarding:



According to the first plan (extract attached), a green strip with trees is still planned between the shared pedestrian/cycle path. The property ends before that, but thanks for the tip, I will inquire about that in more detail.

If it turns out that way, great. Then you have 140 trees to the south and can also plant a nice hedge. The bike/pedestrian path provides additional distance from the road. The road to the north, which serves the 140, has the sidewalk on the other side? Even better, from my point of view that would be the extra number in the Lotto 6/49. Best regards! mini

The garage plot is unfavorably located to the north and furthermore there will certainly be a lot of noise from cars and the garage doors when opening and closing. For the street plot, of course it also depends on how many cars/trucks drive there and how fast.
