Which bank for construction financing?

Hello everyone

After almost giving up on buying a house this year following an unsuccessful search, we might still manage it (new build). Unfortunately, the bank (Entrium) with which we wanted to finance (contract was not yet signed) has been sold to Postbank. As a result, the conditions changed immediately.

We are looking for a bank with favorable financing terms. Fixed construction interest rate for 10 years 100,000 euros 20 years term equity available. Special repayments between 2,500 and 5,000 euros/year

Does anyone have a tip?

One more tax-related thing... My wife and I got married this summer. Due to an inherited rental property, our joint income for the last 2 years is expected to be just above the exemption limit of 163,000 euros. Unfortunately, we don’t have any children yet.

Neither of us has used home ownership allowance yet. So my wife could take on the house purchase and thus the home ownership allowance completely by herself, right? The only catch could be that I have the money for the land purchase and most of the cash for the house. Can I simply gift the money to my wife? To avoid the risk of losing everything in case of separation later, I could secure myself notarized either when buying or before. Am I right in thinking this way, are there any problems with this?

According to the law abolishing the home ownership allowance, the home ownership allowance will no longer be granted for new cases (application for building permit or notarized purchase contract after December 31, 2005) from January 1, 2006.

No one can do anything with the data.. how expensive should the house be, how much equity is there, how much income and how many expenses. Homeownership allowance, as mentioned above, no longer exists, gifts in that range should always be made with a notary with transfer-back rights, etc. Do you want to have children? How old are you? All of this is needed to assess financing.. Otherwise, just ask banks and insurance companies.

Hello magnin,

I always recommend requesting a financing offer at least from your own bank and, in addition, further offers from independent brokers.

Usually, the independent brokers will be cheaper, but it can happen that your bank has current special conditions.

Only comparing several offers helps.
