When should one find a new construction company?

Wake me up when the OP has answered the follow-up questions, stated his problems, and credibly demonstrated that his own fault is close to zero. I may not like the big names, but dissatisfaction with them is by no means necessarily free of the "victims'" own contribution.


Anyone who goes to a general contractor without their own architect has obviously overlooked too many pieces of advice. A "site manager" on the payroll of the GC probably takes care of things, but not of the client’s concerns (who at best benefits from this care). Having your own site manager is just as indispensable as thoroughly reading and timely fulfilling your own obligations from the construction contract.

Yes, maybe – but also good for the mental attitude of the general contractor.

There is actually only one insurer on the market that covers really meaningful amounts and that one is also decisively expensive – I guess you had that one too. My builder meetings with the general contractor always had the insurance policy as the first page in my construction folder with the bold letters in the letterhead. No idea if it helped, but despite all the little problems we were always able to reach satisfactory agreements.

Yes, but it is actually sufficient to have the lawyer send a letter at the first serious dispute. That costs 200 EUR and not 3000. Then the contractor is also informed. You can also have their business card at the front of the file folder. Yes, the Örag, but they only insure up to 100 TEUR. The Arag only up to 10 TEUR, which is not enough to pay for a lawsuit in a serious case.
