Anyone who goes to a general contractor without their own architect has obviously overlooked too many pieces of advice. A "site manager" on the payroll of the GC probably takes care of things, but not of the client’s concerns (who at best benefits from this care). Having your own site manager is just as indispensable as thoroughly reading and timely fulfilling your own obligations from the construction contract.

What kind of situation is it? The land belongs to you -> general contractor? Or property developer?

If it already starts off rocky, I wish you patience + take out builder’s legal protection insurance (a must have!) + involve a construction expert accompanying the build. Alternatively, consult a lawyer and pull the plug if you don’t have skin as thick as an elephant’s hide.

We had partially massive problems starting from the basement, which is why from that point on a publicly appointed and sworn expert was on site and a lawyer was active in the background. That was the best decision – that is, the builder’s legal protection insurance. Some livelihoods get destroyed afterwards by lawyer/expert and court costs. I don’t understand how anyone doesn’t secure themselves against this beforehand. Hopefully no one drives a new car without comprehensive insurance either.

I also had builder's legal protection insurance. It is good for the psyche but actually not very useful in hindsight. Why: For me, there are over 3,000 EUR additional costs (spread over 5 years - i.e. the warranty period). From the 3,000 EUR, you can pay for some lawyer hours and also one or two expert reports.

There is actually only one insurer on the market that covers really meaningful amounts and that one is also decisively expensive – I guess you had that one too. My builder meetings with the general contractor always had the insurance policy as the first page in my construction folder with the bold letters in the letterhead. No idea if it helped, but despite all the little problems we were always able to reach satisfactory agreements.

The Arag only up to 10 TEUR, which is not enough to pay for a lawsuit in a serious case.
