When do you take care of the loan with a high equity ratio?

Hello, my house construction will start in a few months. I am in the fortunate position that I can probably cover about 90 - 100% of the capital requirement for the house through equity + an interest-free loan from my parents. So, I will probably only need the bank loan next year for furniture/furnishings, garden/external facilities, and possibly for the final trades. When should I go to the bank in my case? Best regards

I would still go to the bank immediately and finance the property with at least 40%. Top conditions, possibly [kfw]? with special repayments and an eternally long term. Maybe consider using part of the equity to create a separate rental model or a duplex? Financing furniture is probably not possible at the great conditions like the construction!

Okay thanks for the answer. That's exactly why I mean, because then it’s no longer really a construction loan if the house is already built. I will do that.

So if you want [immo-Konditionen] you should go to the bank now. You can of course also do it later and then have a [Grundschuld] registered, but that can also backfire. Oh, many banks charge surcharges if the loan amount is under 50,000.

It will probably be 50,000, but likely not much more.
