According to the development plan, I don't have much choice left regarding what kind of house I am allowed to build:
570 sqm, floor area ratio 0.3
Only single-family house
Only 1 full floor
Eaves height max. 4.0m
Roof: For gable or tent roofs 28°-45°, for shed roofs less than 15° possible. Only red or anthracite, not glossy!
Facade: Exposed masonry in red or anthracite, only 50% of the area may be made of different materials.
I already find it quite outrageous what is prescribed there. Especially since I would have actually built without clinker bricks because it is significantly cheaper.
Is it even possible to convert the attic into standing height with an eaves height of 4m?
The plot seems too small for a bungalow, especially since I would like to have a double garage.
150 sqm living space would be nice...
