What kind of house am I allowed to build?

According to the development plan, I don't have much choice left regarding what kind of house I am allowed to build:

570 sqm, floor area ratio 0.3

Only single-family house

Only 1 full floor

Eaves height max. 4.0m

Roof: For gable or tent roofs 28°-45°, for shed roofs less than 15° possible. Only red or anthracite, not glossy!

Facade: Exposed masonry in red or anthracite, only 50% of the area may be made of different materials.

I already find it quite outrageous what is prescribed there. Especially since I would have actually built without clinker bricks because it is significantly cheaper.

Is it even possible to convert the attic into standing height with an eaves height of 4m?

The plot seems too small for a bungalow, especially since I would like to have a double garage.
150 sqm living space would be nice...

What type of building form would you choose?

That is a reasonable regulation. There are worse and more restrictive development plans, e.g. only clinker bricks; now you have all options at 50%, or only red with an anthracite-colored roof. In my opinion, glossy should be banned anyway, as there are too many reflections in the sunlight that can irritate people by glare.



Of course it is possible.



The plot is probably not too small for a bungalow. However, a bungalow is more expensive than a common gable roof house...

I would always prefer a bungalow - but I am also not planning for a family of four.

Unfortunately, we were not allowed to build a bungalow (because of the development plan); many things are forbidden for us, but we do not find it "outrageous", rather okay, because we do like many of the regulations - you do not have to buy the plot if you had something else in mind.

Just a general question about the floor area ratio. In this example, it is 171 sqm, correct? Are basements and, for example, garages also to be included here, or are only the full floors counted?

Do not confuse floor area ratio with site coverage ratio. If the basement is fully habitable living space, it is included in the living area. Garages are ancillary buildings...

Since apparently no hip roof is allowed, a bungalow is basically off the table, right? With a gable roof, a bungalow looks like a washhouse!

You should familiarize yourself with modern houses and not with the run-of-the-mill standard buildings off the shelf ... Then there’s no need for insults about the house or roof shape.
