What fits on a 500m² plot of land?

Hello everyone,

we have been looking for a used house for some time. Unfortunately, there hasn’t been the right and affordable one yet.

But now a (unfortunately developer-bound) plot has appeared in a suitable location. A whole lot smaller than originally targeted. I haven’t been able to find out the key figures GKZ/Floor Area Ratio yet. But I keep wondering if the following can fit on it:

*House approx. 150m²
*Larger single garage attached to the house (inside 4m*7m)
*Double carport with bike shed, can be placed somewhere
*Terrace

What do you think? An impossible thing or maybe doable?

That strongly depends on the "format" of the plot. Whether deep and narrow or square or wide and less deep ... Ours is 501 sqm, our house will be 180 sqm, will have a terrace and a 3x9 m garage. So it works.

...is poorly visible in the photo on the internet, there is no real plan to be seen. It is neither deep nor narrow. Either square or wide.

That definitely depends on the development plan and cannot be answered by us.

In our northern neighboring town, you can't get your dream house approved, but in the southern municipality you can ;)

Edit: ... and not dependent on the format!

Without a development plan, no one can tell you that --> building boundaries, percentage of the plot that may be built on, number of floors, etc...

ok, then thanks already for the answers. I will get the development plan and then take a closer look.
(My gut feeling still tells me that this won’t work...)
