What do you think about this payment plan?

We received an almost final offer today. So far, so good. I would like to have your opinion on the payment schedule. The offer amount is approximately €190,000. We are building in the Berlin suburbs.

Planning installment €18,000
10 days after completion of the building application
Regarding the remaining payment amount, the installments are due as follows:


Construction installment 1: 38%
10 days after completion of the earthworks, construction of the foundations and slab, delivery and assembly of the wall elements and the roof truss
Construction installment 2: 23%
10 days after roof covering, delivery and installation of windows and patio door,
Construction installment 3: 13 %
10 days after completion of heating, sanitary and electrical work in shell construction and after the screed has been installed
Construction installment 4: 5 %
10 days after approximately 80% of the facing facade has been constructed
Construction installment 5: 8 %
10 days after approximately 80% of the contractor’s tile and painting work has been completed


Construction installment 6: 3 %
10 days after acceptance.

Well, 9.5% is okay. After all, it is only due 10 days after the completion of the building application documents. It would have been worse if they wanted the money earlier.
