Hello, I came across this great forum here with the help of Google search. :D My girlfriend (24) and I (26) are currently intensively dealing with the topic of house construction. It is actually clear that we will build in our lives, only the timing is not yet certain. Currently, we are paying rent and I find it somehow wasted money since we will/want to build anyway. At the moment, we have about €10,000 of own capital. I am a bricklayer myself and we have more bricklayers and carpenters in the family so that the shell construction will be completely done by ourselves. The interior construction will then also largely be done by ourselves. We want about 160m² - 180m² living space plus a basement and a garage for 1 car. In addition, I am currently doing the construction technician course which I will only finish in 2014. Now my questions: How much do you estimate our costs to be? (Land price €85/ approx. 800m²) Could I largely plan the house myself with my completed construction technician qualification? Does an architect also advise for free or does he immediately charge a fee when you first talk to him about our wishes and ideas?

That's already a good €73,000 for the land.

No one will be able to tell you what the house costs.

Anyone can plan a house, the question is what it looks like (but that is a matter of taste), the challenge is the structural engineering / feasibility and the costs, as well as compliance with all framework conditions.

If a lot is done yourself, it is also a question of warranty, assigning blame if something goes wrong, and above all the time required.

You are not exactly planning small either. But to each their own.
A basement can become very expensive, but it doesn't have to; that depends, among other things, on the soil values. Building on a slope is also more expensive than on flat ground.

An architect wants to be paid as soon as he makes the first drawings / plans. It can be enough to say "draw us a few ideas."
However, there are different service phases that can and should be agreed upon. From planning to execution plans to construction supervision. Everything is possible, nothing is mandatory :)
