Weekend house up to 150 k€ in BB

Dear forum,

we live in Berlin and are about to purchase a building plot in Brandenburg:

- 1200 m²
- Building land §34
- no development plan, according to the building authority 1.5 floors possible
- formerly forest, completely cleared

We do not want to move there but want to use the plot for weekends and holidays. We would have liked to simply equip and use the plot with a mobile home or holiday cottage. Now that is apparently not permitted or in any case you need a building permit and must comply with the energy saving ordinance, right?

What we want (if it must be a "real" house):

- 80-100 m² living space
- preferably open space and/or gallery
- fireplace
- good connection indoor <=> garden
- 150 k€ (max. 200 k€) + incidental building costs

What possibilities do you see to create living space as cheaply as possible? It goes against my grain to finance a prefab house for ~250 - 300 k€ just for weekends.

We have already looked at:

200 k€ for the house + xx€ for the plot to use it for leisure, phew :cool:

A friend of mine wants to do something like this in Poland. There are a few companies that do this very well for about 60-80 k€. Timber frame construction with heating, etc.

Maybe 2-3 old caravans for little money, which you can convert and use stationary, could also help you?

thank you very much for your reply. You have already recognized our dilemma. Initially, we never intended to spend so much money on it. But currently, it seems to me that I am not allowed to simply put a small "garden shed" in a residential area according to §34. And once you start building a "real" house, the question quickly arises whether a tiny house etc. makes economic sense, as these also quickly have high prices per m².

I am interested in the forum's experiences, for example, whether such an uninsulated wooden hut with, for example, 94mm planks would be permissible or whether I have to comply with the Energy Saving Ordinance in any case.

Can you name companies that do this?

I searched a bit on the internet. The company Drewnex builds year-round wooden houses for relatively little money. The problem will probably be the building permit. You might need to find an architect in Berlin who is fluent in both languages. Here is an example of such a house: 267,000 zl = about €60,000. But I don’t know what else might be added.

You are allowed to build anything in a §34 building area that fits in, so a house like those in the neighborhood, certainly also smaller, but regardless of how rarely you want to use it, you must always fully comply with the valid thermal insulation standards for year-round houses. Tiny houses are usually ruled out for design reasons.
Considering the size of the property, I would consider building a "second holiday unit," which you can leave unrented during the weeks of your own use in order to be alone in the house. For example, take a small bungalow as a base and add a developed attic with an external staircase. Then a family of friends can vacation there as well, and in the meantime, renting out the holiday apartment helps finance the house a bit faster.

I have a similar situation—though without a holiday property: in the old federal states, the "Datschen" culture is completely unknown, you are referred to allotment dwarf club plots, and any resistance to recreational residential use is considered landscape conservation.

Just for understanding..

Why does one buy or want to buy a very large plot of land in a residential area (which others there could probably use better) to spend holidays there?
If you drive there on the weekend, you only have work..
