I agree with the general opinion. Without equity under these conditions, I would not take the risk, provided a loan is given at all. The repayment period here would be well over 30 years, and I have not yet seen a loan where the interest rate is fixed for such a long time. Especially with the affordable loans, the interest rate is often fixed for only 10 or 15 years and variable afterwards.
