Good day everyone,
we have found a plot of land in Ortenau (BW) that we like extremely well, will buy it next week and want to build a single-family house on it. It is to be a solid (masonry) house. Now we are looking for a company that offers turnkey construction. At first we thought of Town & Country. However, we did not like the floor plans there and apparently you cannot get custom-designed houses there. Initially, I asked a construction company directly in the town. But it is so expensive that it is really not an option. When I compare the prices with those of other companies, I can add almost €100,000. Now we are considering Schuckhardt, Massivhaus-Zentrum, Helma, D&Z and Bau’72. Can anyone recommend a company or urgently advise against one? What exactly must be considered?

I rather doubt that!

In your search for the right house-building partner, you should never forget that nobody has anything to give away and that comparable services always characterize comparable services. So if one of the providers "breaks away" – whether upwards or downwards – it is pretty certain that they either do not offer a desired service or their offer is more extensive than that of other providers.

Therefore, always read/compare the construction descriptions (BB) carefully and have the later preferred partner checked for creditworthiness. Of course, also have properties shown that are still under construction; a layman cannot see weaknesses in finished objects.

I had received nothing in writing. However, I was told on the phone that the house would cost €425,000. I find that a bit exaggerated for a single-family house with about 150 sqm of living space, even if it includes a basement.

The number alone doesn't say anything about the value at first. What is supposed to be included in the price? Straightforward architecture, dormer, facing bricks, underfloor heating, controlled residential ventilation ... residential basement, possibly access path ... etc.? For clarification: with a usable basement and simple architecture, I already reach EUR 290 thousand. If some gimmicks as well as the painter and flooring work are included in the mentioned price, I am quickly at EUR 430 thousand and more Rhine regards

I initially assumed a standard execution. I will do the walls and floor coverings myself; for the basement, it would be a utility basement, and the architecture is rather straightforward. There was also no mention of access paths or other things. But as I already said, I had received nothing in writing, had only communicated my wishes to the company, and after being given this figure, also signaled that they didn't need to bother making an offer. I will definitely find another company.

Hello,

I can also recommend the company Fermo Massivhaus from Murr (between Stuttgart and Ludwigsburg) to you as a renowned solid house builder.

Very nice, individually planned houses that are already quite well equipped as standard.

Price-wise, however, rather demanding - absolutely not comparable to Town & Country or D&Z - I think you will also have a 4 at the front with them.

If we had not fundamentally decided on a timber frame house, Fermo would have become our construction company.
