Hello everyone!
We have purchased a newly built condominium (first occupancy) from my local developer! The multi-family house (12 units) was constructed using solid construction (sand-lime brick) and insulated with 12 cm thick full thermal insulation. From a roof terrace, a floor drain was led through the masonry and the full thermal insulation into a rain gutter (downpipe). This floor drain was made of zinc pipe and apparently connected exactly in the area of the full thermal insulation!
Now, for an indefinite period, rainwater from the balcony has partially flowed between the masonry and the full thermal insulation. The two apartments below now have mold on the wall in this area, and the apartments also smell somewhat musty.
The developer has eliminated the cause but now tells us that it is not necessary to open the full thermal insulation at this point again to dry the masonry. At the time this pipe was still leaking, it was so severe that brown stains had already formed on the exterior plaster. Tomorrow, a moisture measurement on the interior walls will be carried out. Are there any experts here who can perhaps say something about this or who can give us advice on how to approach the developer?
