Very deep gable - Add an extra floor to the house?

Hello,

I have a question: It is a house, built in 1970, completely renovated in 2008. So far, the house consists of a basement, one floor, and an attic. The house measures 14.70m by 7.73m. The problem: The roof structure in the middle (i.e., the gable) has a height of 1.7 meters. So it is not possible to live there.

Now my question: If you remove the timbers and put up a new one, what would the approximate cost be? Are dormer windows a good option or should it be a flat roof instead? The house is located at the foot of the Black Forest, but there have never been excessive snow problems here.

Of course, I have a lot more information that I do not want to simply put on the internet.

I would be happy if some people would share their experiences with me. I also understand that a cost estimate can’t be exact, but maybe it can be determined with 75% accuracy.

P.S.: I am only considering raising the attic here, not the bathroom, walls, etc. (I know what that costs). And yes, the foundation can support this!!

Hello,
there is also the possibility to have the entire roof truss lifted. That works wonderfully. If your roof truss is still in good condition, it is cheaper than renewing the entire roof truss.

Well, I would definitely have the roof structure redone. The current one just has really ugly beams in between. Is there something like a price per square meter for the roof? Just a rough guideline. I already talked to a real estate agent who said it would come to around 30,000-50,000. I estimate the windows at about 5,000-8,000.

Hello, without ever having seen the house, I am unable to estimate any costs here (not even roughly). There are too many unknowns for that..... But it seems to be a very complex matter, so I strongly advise you to consult an architect who should support you. From them, you will also get a cost estimate and tips on how to approach the matter. My brother-in-law also added an additional floor to his house. Old roof removed, partition walls taken out, gable adjusted, completely new roof with new beams installed. The costs for this were around 40,000 euros. All in all, including windows and interior work (much of it done by himself), the whole project came to just over 100,000 euros.

That's quite a statement. I think I will do it anyway, since the house is completely renovated. Are bathrooms etc. already included in the 100,000? Then that would roughly match what I had in mind. Roof with windows just under 45,000 + the individual rooms. Of course, I also understand that heating needs to be installed everywhere, or rather walls have to be put up first.
