Two-family house - initial rough drafts

Hello everyone,

next year we want to build. Together with an architect, we have created a first rough draft. However, in the meantime, we have made some changes that have not yet been discussed with the architect. Attached is the current status. Before going into the next round with the architect, I would be interested in your opinion. I welcome any suggestions.

Intended use:

    [*]The ground floor will be occupied by the parents, later rented out, possibly occupied by ourselves in old age.
    [*]Parents want two adjacent single bedrooms, which has already proven successful.
    [*]The upper floors will be occupied by us and should form a separate living unit from the ground floor.

Conditions from the development plan

    [*]2 full floors are allowed
    [*]On top, a recessed floor with a flat roof and at least 25% open space is allowed; all sides must be recessed by 40 cm, at the front at least 1 m.
    [*]The house is located in the second row, connected by an access road from the southeast.
    [*]Garages must be on the northeast side of the house; access necessarily from the southeast.

Surroundings:

    [*]Down corresponds to south
    [*]Terrain rises slightly to the north
    [*]There is a school in the northwest, no neighbors to the north and west.
    [*]It is very quiet towards the northeast
    [*]The best views are to the southwest and northeast

(Desired budget approx. 400k including basement)

Personally, I do not like it when guests who are usually in our living/dining room have to walk through the quiet rooms (children) to get in or out. I would put the kitchen and co downstairs and the bedrooms upstairs. Also, you always carry your groceries one floor further into the apartment, past the [Ykinderzimner], that would bother me.

Yes, we are painfully aware of the disadvantage. We have tried various stairwell variants and layouts to get guests to the upper floor 2 without having to pass the children's bedroom doors (and to have two lockable doors between the children and the living area). But then everything became quite cramped in the entrance area.

And of course – the fact that our leisure areas are above the quiet rooms is definitely "unconventional" and carries disadvantages. However, we also see some advantages in it:
- All the quiet rooms wouldn't have any space on the upper floor 2, as at least 25% of the floor area is missing (to make the roof terrace usefully accessible, even more). So we would have to "mix," whereas the division here is clear.
- The view on the upper floor 2 is better. I have significantly less of it in the bedroom than in the living/dining room.
- The legally required open spaces of the upper floor 2 can be used directly; if the dining area were on the upper floor 1, an additional balcony would have to be installed on the upper floor 1 (-> budget).
- With a flat roof, it certainly won't always be cool in the summer on the upper floor 2, the upper floor 1 is probably slightly advantageous there – also good for the quiet rooms.

Although the additional door would be extremely in the way during the day, so it would probably stay open. But this could possibly work:

First of all: I really like the ground floor! You gave good reasons why you prefer to have the common rooms in the attic. Would it be possible to place the staircase as a 3/4 turn staircase entirely in the north Oszen? This way, you would have slightly more hallway space, but you could have the storage room and the bathroom on the first floor adjacent to the staircase. The other quiet rooms would then be more separated from it?
