Two-family house built in '64 - Renovation cost overview

Hello everyone,

I bought a two-family house built in 1964 about 2 1/4 years ago. Since the year of construction, nothing has ever been renovated on the house, so everything is as it was built in 1964.
Each apartment has 95 m² of living space. It is fully basemented and has an attic which unfortunately is too low to live in.

We completely emptied the house (it was still fully furnished and equipped) and fully renovated it. We did most of it ourselves. I thought maybe the cost breakdown is interesting for some, so I wanted to publish it here.

But beware, a small hint: Don’t necessarily use this for your own calculation unless you are as crazy as I am and can or want to spend an extreme amount of time on the renovation.
We made the first apartment livable in 9 months, then moved in and had the second apartment livable 3 months later, and then did the remaining work in the stairwell, on the facade, and in the basement.

So, here are the works carried out and costs:

Windows and doors:
New windows, 3 terrace doors, and a front door. All done by professionals. Double glazing with RAL sealing. Only own work was disposing of the old windows and doors.
Cost: 21,500,-

Bathrooms:
Two bathrooms, each 5.5 m². Wall between old bathroom and toilet removed. Access to old toilet bricked up. Screed removed. New screed installed. Plaster everywhere removed. Small window in old toilet removed and bricked up. Everything replastered. New washbasin, toilet, and bathtub installed. Walls partially tiled, floors tiled. Partly done by ourselves with help from friends and partly by the plumber with my assistance. Mid-range equipment. Tiles from tile shop and ceramics from plumber. Got good prices on equipment through contacts with the plumber.
(Floor tiles are not included here but in the item "Floors")
Cost: 6,100,-

Sanitary installation:
Complete new water and sewage pipes from the house connection.
Carried out by the plumber with my help. All old pipes torn out by myself. Made new wall breakthroughs and chases in masonry by myself. Pipes installed by plumber. Chases closed again by myself. No circulation pipe. Included water softener system by Grünbeck for 2050,-
Cost: 8,400,-

Heating:
Old oil heating disconnected and removed. Very old wood heating dismantled and disposed of. All done by myself. Installed new gas heating (Hoval) with new buffer tank for hot water and connected it. Including laying of gas line from house connection to heating cellar and installation of exhaust pipe in chimney shaft. Heating installed by professionals, I only helped with bringing in and some connection work.
Cost: 11,200,-

Radiators:
All old cast iron radiators removed. Heating pipes pulled in front of radiator niches with copper pipe, radiator niches bricked up and plastered, new radiators (13 x Buderus) installed in front. One apartment fully fitted with electronic thermostats. All work done by ourselves.
3,500,-

Plastering:
Bathrooms completely replastered, kitchens completely replastered. One living room replastered, in two other rooms various walls replastered and repaired. Hundreds of cracks filled. Radiator niches plastered. Three walls removed and edges replastered. Three bricked-up doors/passages plastered.
Help from friends with my own support (especially putty work)
If I remember correctly, the bricks needed for all masonry work were also included here.
4,400,-

Chimney renovation:
One chimney flue fitted with a stainless steel pipe, to which a wood stove from each apartment can be connected. All preparatory and follow-up work carried out by myself. The chimney pipe was installed by a professional.
2,200,-

Electrical work:
Complete new electrical system from the meter. Two distribution boxes with modern fuses newly installed. All cables newly laid. All sockets and switches replaced with new Busch-Jäger. Of course, significantly more sockets added than were originally present. Some cable conduits existed, partly many chases knocked and new conduits installed. All done by myself supported by a trained electrician who connected the distribution boxes for me, so basically only material costs.
Cost: 3,700,-

Disposal:
Disposal costs for old household goods and demolition material: All waste that was possible separated and disposed of at the recycling center. Thus, not much “household waste” that cost money; I believe it was only 2 tons in total. Demolition material was taken to the recycling center over many weeks with a trailer, in buckets and tubs, and so disposed of free of charge instead of ordering a container. (Maybe I would do it differently now as it was really absolute crap work)
Cost: 500€

Tools:
For all kinds of work… often bought second-hand via eBay classifieds.
Cost: 500€

Whitewashing:
All rooms in the two apartments and partly in the cellar and the entire stairwell newly whitewashed. Paint was really very, very cheap through contacts. A high-quality mineral paint from a premium manufacturer was used. Work completely done by ourselves of course.
Cost: 400,-

Floors:
All floors redone:
Bathrooms and kitchens tiled, one apartment had a high-quality parquet floor (tongue and groove), B-grade, which is hardly noticeable. Children’s room cork. Second apartment mixed: parquet, linoleum, and cork.
Skirtings everywhere and transition strips between rooms, as rooms have different screed heights.
All work done ourselves, so only material costs for 190 m² floors.
Cost: 5,500,-

Facade:
Old paint completely removed with high-pressure cleaner, then crack repairs on the facade and then whitewashed twice with high-quality paint which I again got at a bargain price. Scaffoldings rented and erected by a professional, rest of the work fully done by ourselves with help from friends.
Cost: 1,600,-

Insulation:
105 m² of insulation wool for insulating the top floor ceiling. 180 mm. Ordered via the internet. Fully installed by ourselves:
Cost: 740,-

Miscellaneous:
Everything else done that fits in none of the above categories:
1,200,-

There is still a bit to do in the cellar: plaster repairs and whitewashing etc. But I am doing all that myself, it will not weigh heavily.

So I come to total costs of about 72,000,-.
At the time, I had calculated about 90,000,- including a 10,000,- buffer. So I actually had an estimate of 80,000,-.
Some items turned out more expensive. What was significantly cheaper, however, was the electrical work. For that, I had calculated 15,000,- at the time, but finally having done everything myself thanks to a friend saved me a huge amount.

So, my conclusion:
It was a hellishly exhausting time (45 - 50 hour week at the job and then 13-hour days Saturday and Sunday on the construction site for a year). That really took a toll, especially since at the time we also had our first child, which unfortunately was not the easiest either.
I learned a lot and found it all very exciting. I am glad I did so much myself. Now I know exactly where which pipe runs, where which material was used, where the weaknesses and strengths in my house are.
I would do it again pretty much the same way, except for a few small details.
Without many friends (including electricians, masons, plumbers) and many helping hands from the family, something like this would never have worked in such a short time.

Maybe some of you found this interesting or can take something away from it.

Again, my warning: This should not be considered typical costs!
Two very rough estimates at the beginning came to about 200,000,- renovation costs if I had everything done by companies.

I can well imagine that old/new floor plans and contributions to the house pictures thread would also arouse interest.

There is only the old floor plan, but even that didn’t fit 100%. There is no new one. I will draw one myself sometime if I have the time and desire in the next few years ^^
