Two border constructions in Lower Saxony

We have a boundary development of 6 meters (garage) and at the back of the garage, the shed adjoins the boundary with another 7 meters. We have an official easement and a building permit from the district, everything fits so far.

Are we allowed to also build a boundary development at the other boundary? We are planning another tool shed there with approximately 4 meters in length.
It concerns the state of Niedersachsen.

Are we allowed to build on the other border as well?

short and simple: Yes, but a maximum of 2 meters.

According to § 5 para. 8 sentence 5 Lower Saxony Building Code, a maximum border construction of 15 meters (total to all borders) is permitted.
Since 13 meters have already been used on one border, the additional 4 meters of construction would exceed the maximum permitted border construction (15m).

Thank you very much for the quick response. Just measured again precisely. We have used 12 meters and therefore have 3 meters of length available. How wide and high can it be at most? Do I need to ask the neighbors about a [Baulast]?

The information all refers to the Lower Saxony Building Code; if a development plan exists for the property, it is of course primarily binding.

Maximum height 3m.
Total size maximum 40 m3, otherwise a building permit is required.
However, if there is already a building on the neighbor’s boundary, a distance of 3m must generally be maintained.

It should also be mentioned that the property must still allow the additional shed within the permitted buildable area (site coverage ratio).
If, of course, 12 meters are already built on, there is a house on the property, and other areas are paved, it could slowly become tight. Unless the property is particularly large.

According to the floor area ratio, with the shed I want to build, I have a value of 0.47 and am allowed a maximum of 0.6 - so that will fit :) I thank you for your help! There is nothing on the neighboring property, it will still be a horse pasture for the next 5 years.
