Turnkey prefabricated house prices - Is the cost plan realistic?

Good day,

we want to buy a house from a prefabricated house manufacturer and are now considering what other costs might arise:

The thoughts regarding this:

House: €120,000 (catalog, turnkey)
Additional costs €31,000 (plot already developed)
Basement €40,000
Conversion to KFW 55 €28,000 (air-to-water heat pump, solar, underfloor heating, improved ceiling and roof insulation)
Transport costs, earthquake zone €4,000 (or already included in additional costs?)
Garage €10,000
Cistern €6,000
Roller shutters €6,000
Dormer about 2.00m €8,000
Balcony €8,000
Fireplace/tiled stove €6,000
Kitchen €22,000
Special requests €25,000

Less €10,000 for floor and wall coverings, doors and sanitary fixtures (only preparation included in the price).

We plan to purchase these ourselves and then have them installed by craftsmen. We estimate about €25,000 (quality tiles (children’s rooms parquet), whirlpool, solid wood doors – nothing extravagant).

Do you think this calculation is realistic? We believe it is generously calculated and therefore hope to be able to underbid the price. Although we would have more money available if necessary.

Too much for 80m², too little for 200m².

Hello,

how big is the house supposed to be? Without specifying the land area / living space, it can hardly be evaluated.

Personally, however, a price of TEUR 120 for a turnkey house seems very low to me...

What does turnkey mean for this provider?

There are indeed huge differences, ranging from:

- unlocking, putting in furniture, done

to

- laying (or having laid) floor coverings, filling and wallpapering (or having it done) walls,...

Hello, Who gave you the prices? You mention something about a catalog? What do you mean by that? Have you already spoken to someone personally? Basically, catalog prices are starting prices, just like with vehicles! An engine might be included, but nobody wants to drive a bare Panda without air conditioning and firm seats either. For €120,000 – you get a relatively bare house WITHOUT floor coverings. The basement will have no heating and changes regarding the floor plan might cost a lot. Your list includes extras like balcony, dormer, and stove, which most cannot (anymore) afford. If a stove is installed, chimney costs are added, etc. Furthermore, special equipment and incidental construction costs (earthworks, permits, etc.) must be strictly separated. For the latter, there is a corresponding thread here, which you will find at the top when opening the finance/cost forum.

Sounds too cheap!

The slab included in the 31k is nowhere mentioned?

A basement for 40k? With stairs? with connections for washing machine and dryer probably only basic electrical installation and no windows or light well?

Depending on the region, you pay 15,000 euros just for excavation disposal.

There is at least one manufacturer who builds the house turnkey from finished floor level at that price. The house then has about 105 sqm living space. Additional costs seem quite reasonable. KFW-55 conversion with thermal solar: also not entirely out of the question. Thermal solar with air-water heat pump is nonsense. Or do you mean an air-air heat pump? Or do you mean a photovoltaic system? It is not clear here. The manufacturer I suspect charges transport costs. These come on top. Leave them where they are; you need the €30K. Basement: quite okay, but another €10K-15K might be missing (stairs, entrances, electrical, water, doors,... Risk: earthworks (--> rather increase the €31K to €45K in the budget). Without foundation and earthworks! Too little budget Real. Only electrification? Quite possible, could also be more. If the manufacturer offers this for that price? Ok. Is the increased effort for interior finishing included? Quite realistic, rather inexpensive Yes, and we will then additionally build a chimney flue into the house for around €5-7K, which is missing. Or do you want to install a lower-quality hardware store stove for €399 in your new house? The fireplace stove alone costs €4-6K. A tiled stove (properly done) for that money, never ever. Think about the connection of underpressure monitors and chimney drainage (condensate). Increased effort. Your private problem, the kitchen is furniture, that is not the house. What about the outdoor facilities? Even here your special request is immediately gone. Add another €15K for initial outdoor measures, that is already little. Overall, however, your calculation is not entirely wrong, you just have to adjust. It will be about 15-20% more expensive than you stated (excluding the kitchen). !High risk!: earthworks with basement!! Excavation etc. Another reminder. Best regards Thorsten
