Turnkey house construction, but with own room layout?

Hello guys,

I am currently single and a civil servant, earning about €2000 net. I also have savings of €20,000 and no debts. I am determined to have a turnkey house built. I downloaded the program Sweet Home 3D and played around with it a bit (photos attached). My idea was to present the pictures to the architect so that he can implement them roughly like this and then have the house built turnkey. No basement and a pitched roof for a solar system on the roof. My question is now:
1. What do you think about the design? Any suggestions for improvement or are some things simply not possible?
2. How high would the total costs be with everything included if I were to hire an architect, excluding land and interior fittings, as well as exterior painting?
3. If I needed more space, I wanted to build above the garage, is that a good idea?
4. How big should the plot be for the house? (I hate gardening, so I don’t need much space)
5. How much credit could I get? If relevant, the location doesn’t matter to me, which could save me some land costs.

Lots of hallway, narrow rooms, what is happening in the kitchen with the 3 black dots? The staircase won’t fit like that, measurements are missing, unclear if you can manage with €2000 net. Read a lot and redraw 20 more times - or go directly to the architect (if you don’t have time).

How many full floors does your plan have? If no two full floors are planned, the staircase won't work at all. And what I notice is that all the windows open to the wrong side on the outside, as do the room doors. This must be taken into account in the planning.

So now even the EG can see and has to say they don’t find the plan successful. The proportions don’t fit. The kitchen is so narrow and long. Hire an architect who designs a floor plan according to your needs and possibilities. As a guideline, with 2000 net, you can manage around 220/230 thousand.

Probably less than enough to build a plot plus a single-family house and still have a good life with the remaining monthly amount. You are a civil servant but securing a loan only by yourself. A bank or financial advisor can tell you exactly.



There are minimum sizes for building plots. It depends on the location (rural, urban). If you hate gardening, why a house then? An apartment offers you more living comfort as a single who doesn’t like a garden and is also more affordable.



At the moment, I only see more than a prefabricated garage as financially viable.



An architect does not build turnkey. That is done by house-building companies. Please spend some time in the forum ;)



I think I don’t need to answer that question, as the answers to points 2-5 do not suggest a house build as you imagine it.

That all still looks very amateurish. The staircase doesn’t fit, the bedroom is much too small for a normal double bed with a wardrobe, a long corridor to the living room that doesn’t make sense. The kitchen can only be accessed through the living room and is too narrow.

Why do you want to build? Is it just for you, or also for a future wife/girlfriend.

Personally, I am not a fan of building in the hope that SOMEONE might move in eventually. Often what you like is not what a woman likes; the demands between men and women are often very different. And then the house gets completely remodeled or sold and rebuilt.

It should also be considered that with a boundary development, the garage often may not be built over with living space - at most it may only be used as storage accessible from the garage.

Besides, I also see things negatively regarding your financial situation. Too little equity, too low income from which certainly more will be deducted than just the installment for a house. Additionally, you might at some point have to support a family with your income - at least for a certain period, unless you plan to remain childless.
