At present, it reads as if you want to do a partial demolition with reconstruction. Especially since the floor plan apparently pleases 95%, but demolition and serial renovation play a role here. Of course, you can sell it differently to the building authority as well as the funding banks. But what’s the point? . . One has to honestly ask oneself that.
Basically, I am very open-minded towards renovations – especially when you consider that it contributes to recycling. However, at some point you also have to hit the brakes, especially when external funds, here government financial injections, are supposed to cover quite a bit.
For €450,000 you roughly get 150 sqm of new construction... it may be that demolition costs play a role there as well.
Anyway: economically probably a wash.

Decentralized is always a compromise and a solution for a conversion.


Is that allowed nowadays? In my time that was not allowed to come from a single source.
