Such a settler's house fits on any plot, the floor plan is good, it makes the best use of the available volume. Leave the wardrobe, the room will become too tight, and a place for jackets and such is necessary. If the price must be fixed, don't change anything nada nothing anymore. Rather consider whether you still have saving potentials in case of unforeseen events. One could then omit the roller shutters, or make the patio door simpler.

Thank you very much for the answer.
Do you mean the floor plan of the plot? I am a bit "worried" since the plot lies exactly on a small curve and the side facing the street is only 8.4 m. It’s quite tight in the front, especially with driveway/parking space etc.? Toward the back it gets wider and therefore looks bigger visually, I think.
Thanks for the hint about the wardrobe, I had always hung jackets in the storage room at the end of the hallway in the apartment so far... I find that a bit more "tidy." But I will take another look at it directly in the show house.
I would like to keep the roller shutters because I work in shifts and sometimes sleep during the day. As a cost compromise, I didn’t take electric roller shutters but did install empty conduits as preparation for possible retrofitting.
I intentionally wanted the patio door to be low-threshold and to have two large doors for a bright and open room impression.

Me too!

Please apply a grid to the plot yourself using existing or calculated dimensions and draw the 8 x 8 onto the site plan. To me, that looks a bit tight!!!

Thank you very much for the suggestion. I will definitely do that.
Basically, it has to "work" somehow, since the plot was offered/sold together with the planned house... it's just a question of how it will look then or if there is still space...

What I noticed in your floor plan is that the door of the guest WC would surely work better if it opened inward. If you come out of the WC and someone is standing in the cloakroom -> "Brett vorm Kopf". As I see, the guest WC is only 1.5m deep. Maybe also move the WC to the rear outer wall, which might ease the tightness between the WC and the sink a bit. That would be the same arrangement as mine, but I have a bit more depth. Also, the door at the top of the bathroom might be better to open to the right, towards the towel radiator instead of the shower, so that the door doesn’t accidentally slip out of your hand and hit the shower. For example, mine opens outwards, since on one side there is the shower and on the other side the WC (-> "Brett vorm Kopf"), but outwards is the only option given your space. Oh, and I would also claim that your air-to-water heat pump with 7kw is definitely oversized. Or does it mean that your system includes up to 7kw? Like Roomwunder, I also only have 100 m2 but an air-to-water heat pump with 4kw. The house seller had planned a 6 kw one, but during the sampling, the planner said a 4kw is completely sufficient. Maybe something you could consider to save some costs with a smaller model.
