Hello,
we are under thirty, and are still considering whether building a house is an option for us or if we will remain renters. Since there apparently are hardly any acceptable plots under 200,000 EUR here, the direction was clear until recently. Investing money in stocks and at some point the dividends will probably exceed the rent.
Now a new residential development is soon to be opened here, which is quiet yet still close to the city center and connected to public transport until late at night. It is also less than 10 minutes by car to my parents. 500-600 sqm for 100,000 - 120,000 EUR. Fully developed. And fully really means full, as far as I can see, for example VDSL is available throughout the entire new development (very important for me professionally and of course one is excluded without fast internet in times of Maxdome, iTunes, Dropbox, YouTube and always-on PCs, tablets and consoles...).
This is more about somewhat long-term planning. Reservations will probably be possible in about half a year, construction start in 2015 or 2016. I would like to know roughly what costs I have to expect to calculate the financing and to weigh whether we should build or rent.
If we assume 110,000 EUR for the plot, about 6% additional costs (3.5% property transfer tax, no agent fee, notary, etc...) come to: 117,000 EUR. We assume fully developed, if this is not the case, I will have to re-evaluate this at an appropriate time.
A basement should be planned for at first, I read prices on the internet ranging from 30k to 40k for 80 to 120 sqm. Since our house is not going to be huge, I think we orient ourselves at the lower end of the scale. Let's say 35k for safety. What seems to be important in this development: flood protection. Does that cost a lot extra for the basement or is it just a point that has to be considered but does not entail major extra costs?
On top of that comes, of course, the house. I will now take an example from a provider that offers turnkey houses online, since we do not yet have concrete offers. 117 sqm gable roof, a central dormer on one side, including the floor slab (is that still necessary or included in the basement costs?), turnkey, NOT KFW70, 499 m³ enclosed space. We could do the painting and wallpapering ourselves, in case that is not included in turnkey. The house is offered at 170,000 EUR. That makes 1,452 EUR per sqm or 341 EUR per enclosed m³. We are building in Dresden, do we possibly get slightly better prices here or is there no East bonus anymore?
Exterior facilities and carport are left out for now. If possible, we can build that later from ongoing income. Cars can stay on the street, they do now, and as long as I can set up a grill and some chairs outside, that is enough for now.
I will now naively add plot including additional costs, basement and house together: 117,000 EUR + 35,000 EUR + 170,000 EUR = 322,000 EUR.
What additional costs have I forgotten, are there unrealistic assumptions, what will we have to expect?
