So.. also thanks to some very helpful threads in the forum, I have compiled the costs for our new 190 sqm house (timber frame construction, without basement, jute insulation..).

The "house price, finished" really includes everything: WC/bathrooms, blinds/roller shutters, floors, etc. Only in the case of a clay plaster would we have to pay extra, as we still lack information to make a decision.

We would have to fill up to reach the level of our old house (same plot, no slope). That is also why I have planned the earthworks somewhat generously (according to the soil report we otherwise have an ideal subsoil, with gravel). Now I hope I have thought of all costs. And I would be very grateful for your additions/corrections :)

House price, finished 334000
Insulated base plate 31830
Architect, structural engineer included
Transport included
Additional building costs 23000
Earthworks, max + frame 30000
Kitchen 12000
Surveyor/construction manager 5000
Soil report 1000
Photovoltaic system 8000
Driveway/entrance paving - 100 sqm (price estimated!) 15000
Garage demolition (price estimated!) 5000
Filling approx. 60 cm x 500 sqm (price estimated!) 5000

Total sum 469830

Have you already sampled them?
Have you picked out all the items on the construction side?
Have you checked if all items are also completed, e.g. sometimes gutters end 30 cm above the ground?

The house price seems very low to me.

Ah floor slab was extra. It's still quite inexpensive

Have you now installed anything particularly ecological or healthy for living, other than jute insulation

We have not taken samples yet, but we have already seen that very good materials are included in the price (solid doors and windows - with 4 pins, 5-chamber windows with marble sills, oak parquet flooring and staircase, etc). The offer is very detailed and clear, everything will be installed completely, nevertheless I am still checking the matter with the gutters, thanks for the tip :) Of course, I am especially happy if it seems affordable to you! Unless additional costs come up for us.. Non-standard for us are still grounded graphite plates.

Everything is very tightly calculated, kitchen 12,000 won't be enough. Unless the requirements are below average. The rest will also be tight, there will definitely be more items added.

That was just an example with the gutters
You have to look after things like that
Then the famous small stuff
Building block (box + consumption)
Waste disposal
Porta potty
Excavation disposal
Etc.
