Too expensive? Cost check GU for extras

Hello everyone! We are currently planning our single-family house and having discussions with an independent architect and a local general contractor.

This week we received the construction description from the GC and somehow I have the feeling that many "extras" are offered at a significantly overpriced rate. I have already searched for individual components here in the forum, but I thought a "collective thread" with your assessments would still be helpful.

The following costs are quoted by our GC for "extras," all non-negotiable:

- Central controlled residential ventilation with heat recovery: €12,000
- Water softening system Grünbeck: €3,000
- Surcharge electric roller shutter on rocker switch: €320 each
- Recess for ceiling spots: €125 each
- Prefabricated garage (6*3) standard: €10,000
- Carport (aluminum): €6,000
- Rainwater cistern 5 cbm without pumps, filter: €3,500

We will be building in BW. What are your assessments or experiences?

I find all prices for BW in 2019 quite realistic and nothing exaggerated. Most likely, VAT will be added to the prices. Happy to provide more via PM.

About the ceiling spotlights, I can only say that you can easily drill them yourself (with a suspended ceiling). I would basically have the first one installed and do the rest of the row myself. Drill and extend and feed through the cable, that's it. It wouldn't be worth 125€ to me.

Most of the points are far too vague for me to really be able to evaluate them. Which controlled residential ventilation? What are the dimensions of the carport? Cistern with installation? Etc.

Basically, the prices also seem okay to me.

Significantly overpriced??? These are absolute TOP prices. Controlled residential ventilation for 12,000 is cheap and so is the descaling system.

I also suspect that these are only net prices. For a general contractor (GU), some components are at regular prices, even almost too cheap for a gross price of a GU including material, installation, and profit.

You just must not make the mistake of researching internet prices and using them as a benchmark. Between GU and online prices, the labor usually adds 100% on top of the online price.
