to fill up land

Hello everyone,

I am considering buying a plot of land. This plot is in some places 1 m to 2 m below the adjacent street level or the neighboring plots. The development plan states the following:

Fills and excavations to reduce the slope on the areas between the traffic areas and the developable plot areas, especially for the construction of house and garage access, are allowed up to a maximum of 0.5 m, but at most up to the level of the traffic area (based on the building axis). Other fills and excavations are not permitted. Building on the plots is only allowed after soil modeling has been carried out.

The guy from the building authority said the following about it:

The fill (street level) may only be carried out up to the building entrance.

This would mean that parts of the plot (at the top) are 1 m to 2 m below the neighbors’ plots, which would significantly devalue this plot.

My question now is:

Am I allowed to fill the entire plot up to the level of the access road or only parts up to the building entrance?

Hello,


You will hardly be able to change the statement of the nice clerk from the planning or property office – changes to the development plan can take up to 3 years or longer. Possibly, an architect you trust could achieve marginal changes.
