Hello dear ones,

my husband and I are planning to build our single-family home in 2015 and are currently looking for a plot of land. I have been reading here for some time now, but finally decided to make my own post.

Since we both originally don’t come from NRW (but from Hesse and BaWü), we rely on tips and advice on where there is a "good area" to build.

We are looking for a plot of land located between Cologne and Essen, as we both work there. We are "country folk" and like it nice and green. We prefer to drive a bit more :) (We currently still live in Cologne).

Now we have found a plot in Wuppertal which is located on a hill and mainly surrounded by fields, on the edge of a "solid middle-class" settlement with mostly single-family homes and semi-detached houses. There is a great view and we were really very impressed. But we simply don’t know the region.

It would be almost exactly in the middle and the commute would be acceptable for both of us. There are currently just the two of us, but that may change in the future :) We are simply looking for a solid environment and don’t want to experience any unpleasant surprises later. Like, everyone who lives there knows you absolutely shouldn’t build here or there for various reasons, and outsiders just have bad luck.

Therefore, we would like to know from Wuppertal residents, how is your city? Which corners can you recommend, where is it not so advisable? We are really grateful for any tips. In southern Germany I would immediately know where it is good to live with a family and where not so much. But we have now ended up in NRW (which is a good thing^^) and could use a little help now :)

As a non-Wuppertal resident, I can only report what I have experienced/seen during my visits to Wuppertal.

City in the "valley" = quite unattractive, outside in the green areas it is nice. There is always traffic jam on the highway through Wuppertal. Wuppertal = rain hole.

May all Wuppertal residents stone me now :)

But that is how it is, with one of the rainiest cities in Germany.

But asking about very local things in a German-speaking forum - can't bring anything. Every city is somehow worth living in, there will always be others who would never move there.

That is one - or maybe the most important part - of building a house. Accordingly, you should spend time on it. Which points are important to you, and how, you have to find out yourself.

This is how we proceeded (also not from NRW, but now living very close):

    [*]Large or small plot?
    [*]New development area or infill site (well - both first have to be found)
    [*]City or countryside?

    [*]How is the connection (time to the highway!), how is the route (traffic jams are always an issue in NRW metropolitan areas).
    [*]Infrastructure: distance to the nearest shops / pharmacies / doctors etc.
    What can also be done on foot / by bike?
    [*]Kindergarten and schools: how far and how good is the connection? Is there a choice of schools available.
    [*]Quiet location: no main road / highway audible distance; be on site at different times
    [*]Social environment, type of development
    [*]...

Yes, that is really time-consuming, but no one can take that away from you. Yes, it is worth it because you will probably want to live there for a long time.

By the way, the land price (BORIS-online) is a good indicator for a cross-section through the above points. But that should not replace your own prioritization.

I don't live in W'tal, but I always have to pass by when I accompany my partner to a sales conference. Honestly - it regularly horrifies me - the W'tal residents must have a lot of humor if they stoically endure the traffic around their city. However, as Dave already rightly described - there will be many W'tal residents who will vehemently defend the advantages of their city; if only for the moderate climate.

I would like to give you an experience from the seller's perspective that you will encounter when building a house in W'tal and the surrounding area. W'tal is located in the Bergisches Land and as the term implies, it really is a hilly area. That means you must mostly expect hillside conditions with land offers; in the worst case, slate conditions (Rhenish Slate Mountains). This also means that you should budget around 10,000 euros extra for foundation costs in almost 90% of cases.

However, the Bergisches Land is not named because of its topography, but because of its history (Duchy of Berg). But otherwise, I see it the same way – I have never liked it there. Maybe Langenfeld or Leichlingen would also be something.

Many, many thanks already for your answers and assessments. In fact, the plot has a slight slope, which would mean a bit more effort in terms of construction, but later also offers a great view. However, our first impression also matches your descriptions. When we drove through the town center "down below," we didn’t like it at all. Only when we were "up above" did we like it.

Langenfeld and Leichlingen are also in our search area; so far, unfortunately, we haven’t found anything there.

I am curious if any people from Wuppertal will get in touch :-)
